HOUSE RULES AND REGULATIONS

In order to promote a peaceful and safe living environment for all residents of the building, the following Rules and Regulations must be followed. Failure to comply will constitute a breach of the Rental Agreement.
Your assistance in reporting violators of these Rules & Regulations is requested.
POLITE COMMUNICATION AND CONSIDERATE COOPERATION IS REQUIRED AMONG ALL RESIDENTS.
TRASH. No trash or food will be left out to cause a visual mess, an odor or attract pests anywhere on the premises - inside or outside. All trash will be separated into recyclable and other waste, and will be placed in the trash and recycling bins provided outside. The bins will be taken to and from the street according to the pick-up schedule established by the city. Tenant agrees to provide pest control inside the dwelling unit, as needed. Any infestation shall constitute a default of this Agreement.
CLEANLINESS. All cookware and dishes must be washed and put away immediately after use. Leftover food must be properly stored / put away in refrigerator immediately. If you drop it, spill it or make it dirty, clean it up. All residents must cooperate with one another so that the space for storage of personal items in common areas is fairly divided. Each roomer is responsible for the cleanliness of his/her own room. All must share in keeping the bathroom, kitchen and other common areas clean. Occasional use of a drain cleaner (such as Drano) if a drain begins to slow down, is considered routine cleaning/maintenance to be done by Roomers, in order to avoid a more serious stoppage of the plumbing.
GUESTS.
Roomer will not invite any more than two guests into the dwelling unit at any time, and then only for a short period of time that does not interfere with other Tenants' quiet enjoyment of the premises. A guest may only be present when the Roomer is present, and will never be given the entrance door code or room key.
Guests will not take part in activities normally reserved for a Roomer only - such as showering, doing laundry or sleeping.
Roomer shall be responsible and fully liable for his conduct and the conduct of other persons on the premises with his consent whether known by the Roomer or not.
Roomer agrees not to allow on the premises any excessive noise, or other activity, which disturbs the peace and quiet of others.
Any acts of a guest in violation of the Rental Agreement or House Rules and Regulations may be deemed by Landlord to be a breach by Roomer, and may be grounds for eviction.
SMOKING. No smoking of any type of is permitted by anyone inside the premises, at any time.
DAMAGE. If any damage is done to the property by Roomer or his guest, Landlord will repair it as soon as practical and will bill Roomer for payment of the same. Roomer will pay the amount due as soon as the bill is received. If this damage is in Roomer's private room, that Roomer will be billed. If damage is done in any common area, all Roomers in residence at the time will be billed equally for the repair, unless it is clear that one Roomer certifies caused the damage.
VEHICLES. There is room for each Roomer to park one vehicle on the premises. Any additional vehicle must be parked on the street. Landlord will provide Roomer with one vehicle parking pass. Roomer will display this parking pass on the dashboard of his vehicle whenever it is on the premises. Non-operative vehicles, those without a pass, and those not registered with Landlord are not permitted on the premises. Any such vehicle may be towed away at the expense of the owner, and the owner shall have no right of recourse against Landlord thereafter.
WATER-FILLED OBJECTS. No liquid-filled furniture or fish tanks may be placed in the premises.
CONTACT INFORMATION. Roomer must supply Landlord with working home/cell and work telephone numbers, a current email address, and updated information for emergency contacts. Roomer agrees to notify Landlord in writing, within twenty-four (24) hours of any change of phone numbers, email address, or emergency contact during the term of this Agreement.

STORAGE. No goods or materials of any kind or description, which are combustible or would increase the risk of fire or other casualty, shall be stored on the premises. Any storage shall be at Roomer's risk and expense and Landlord shall not be responsible for any loss or damage.
SPACE HEATERS/OPEN FLAME. Roomer agrees not to use any form of space heater that uses kerosene or any other flammable fuel in the premises. Care will always be exercised to ensure the safe operation of any space heater, including not using an extension cord or placing anything flammable near it. The use of candles, incense, or anything with a flame in the dwelling unit is prohibited.
UTILITIES. All utilities except telephone and television are included in the rent. NO satellite or cable installation is permitted. Care must be taken by all residents to conserve utilities. For example: All doors and windows must be closed when the heat or air conditioning is in use, and lights should be turned off when no one is in the room. Landlord will review utility bills regularly, and rent will be increased if the cost of utilities exceeds the estimated typical usage.
Residents are encouraged to document in writing any other agreements they negotiate regarding shared storage in and cleaning of common areas, quiet times, and any other terms for peaceful living that they agree to.
I have read, understand, and agree to abide by these House Rules and Regulations. They are by reference incorporated into the Rental Agreement, and any breach of these rules is also a breach of the Rental Agreement.
