QUALIFICATION REQUIREMENTS

Basic qualification requirements - NOT all-inclusive
 
  • Rent x 2.5 minimum net income = $3500 / month, with Debt/Income ration no more than 45%

  • FICO 680 +

  • Option 1) Rent is $1400/month, Security is $2800
             Balance in savings must equal the minimum of Rent x 3 + $ 1,000 - over monthly expenses - to cover move-in costs = $5200 to move in
 
  • Option 2) Rent is 10% more, $1540/month, Security is $1540
            Balance in savings must equal the minimum of Rent x 2 + 1,000  - over monthly expenses - to cover move-in costs = $4080 to move in
 
  • Good rental history, for at least 1 year, including no more than 1 late payment in the last 12 months
 
  • No Registered Sex offender
 
  • NO CONVICTIONS IN THE LAST TEN YEARS for:
            Possession of drugs or paraphernalia
            Distribution or intent to distribute
            Manufacturing
            Violent crime, such as assault, etc.
            No police calls or arrests that involve drug use/ possession (incl. paraphernalia) or violence, during that time.
 
  • NO EVICTIONS ever
            Must not owe any money to a previous landlord
            Must not have had any eviction STARTED in the last ten years
 
         
            Management reserves the right to select the most qualified applicant in a group, which may or may not be the first applicant.
