Maximum Occupancy for this house is 4 Humans, and 2 animals
No Smokers/Vapers
Resident is responsible for all utilities and lawncare.
Every adult resident (age 18 yrs. and older) needs to apply and be approved.
We do not use co-signers. Each adult must qualify on their own merits.
Everyone who will reside in the home must come to the showing - human and canine
Permitted animals include dogs, cats, and fish tanks up to 5 gallon maximum.
Dogs & Cats must be a minimum of 1 year old, be spayed or neutered, and must be current with all required immunizations (vet verified).
Dogs must accompany their owner(s) to view the house.
Dogs must demonstrate obedience to basic commands: sit, down, stay, come.
Dogs must walk on a loose leash (no pulling), and must not jump up on people or property.
Dogs must not show any signs of aggression
QUALIFICATION REQUIREMENTS INCLUDE:
Minimum Net Documented Household Income - $3500 / month
Maximum debt-to-income ratio of 45%
Minimum FICO Score of 680
Valid government issued photo ID
Social Security number
Positive rental history, including a maximum of 1 late payment in the last 12 months
No Evictions Ever (order of possession, whether or not you left before the sheriff set-out)
Must not owe any money to a previous landlord
Must not have had any eviction started (U.D. filed at courthouse) in the last 5 years
Clean criminal History
The screening process will include verification of all information, including Income, Credit,
Criminal record, Rental history and Veterinarian information,
as well as a brief visit to your current residence.
Management reserves the right to select the most qualified applicant in a group, which may or may not be the first applicant.
