QUALIFICATION CRITERIA
The Nice Home People, LLC Management is committed to compliance with all federal, state, and local fair housing laws.
Every adult resident (age 18 yrs. and older) needs to apply and be approved.
We do not use co-signers. Each adult must qualify on their own merits (see below).
Everyone who will reside in the home must come to the showing - human and canine - and act in an appropriate manner.
The screening process will include verification of ALL information on the application,
as well as a brief visit to your current residence.
BASIC QUALIFICATION REQUIREMENTS INCLUDE (but not limited to):
Stable, Net, Documented Household Income must be a minimum of Three times the Rent
Maximum debt-to-income ratio of 45%
Minimum FICO Score of 670
> Depending on source of income, documentation needed for proof of income may include:
Pay stubs / LES, Bank statements, Tax returns, Benefits statement/HAP letter, Official Job Offer
>Valid government-issued photo ID and Social Security number required for each adult.
> Positive, stable, rental / housing history, including no late payment in the last 12 months and no more than 1 (explained) late payment in the last three years.
> No Evictions Ever (order of possession, whether or not you left before the Sheriff set-out)
> Must not have had any eviction started (U.D. filed at courthouse) in the last 5 years
> Must not owe any money to current or previous landlord
> Acceptable Criminal history:
No felony convictions in the last 15 years
In the last 7 years, no convictions, arrests, or police calls that involve the following:
Any Illegal drug activity, including but not limited to
Possession of illegal drugs or paraphernalia
Distribution or intent to distribute
Manufacturing
Any Violent crime, including but not limited to
Assault
Domestic violence
Sex offender
Destruction of property / Vandalism
No DUI / Reckless driving in last 5 yrs. or a pattern of multiple repeat moving violations
Management reserves the right to select the most qualified applicant in a group, within a defined time-frame.
