Am I obligated to use your service once I fill out your form?
Absolutely not. You are under no obligation until you have entered into a signed sales contract with us. Submitting information is only the first step to see if we might be able to work out a win-win deal.
What is your fee?
There is absolutely no fee to the home seller when working with us.
Who pays the closing costs?
That depends on the situation. Usually, they are split between the buyer and the seller, but sometimes we will pay them all. You will have all the facts and agree to everything up front, before any legal papers are signed, so there will be no surprises.
Why don't I just use a Realtor?
Usually, Realtors only want to list houses in perfect condition, so they may require you to fix some things. We don't. Then a Realtor will probably want at least 6 months to try to sell it. During that time, you continue to make payments on the mortgage, taxes, insurance, utilities and upkeep – and there is no guarantee it will even get sold! If your house does get sold through a Realtor, of course you need to pay closing costs and their commission, which is typically 6% or more. When you add it all up (go ahead-get out your calculator), you can easily put only about 80% of the sales price into your pocket by the time it's finally all over.
There are stricter rules these days that make it harder for people to qualify for a loan. Even good, hard-working people with excellent credit need about 4-6 weeks to close after they get your house under contract. Sometimes the buyer who has it under contract can't even qualify for a loan. We have funding already available, and won't be slowed down waiting for a bunch of inspections and contingencies.
You save money and time by selling directly to us. We will buy it for a little less, but right away. Once we come to an agreement, we can close as fast as one week - or later, at your convenience. You get to stop making payments for everything (it really adds up) and move on with your life sooner.

The things we take into consideration include the age, location and condition of the home; costs of needed repairs, loan balance, and the urgency of your individual situation. We will pay a fair price, but we do need to make a little profit for it to make sense for us.
What if I live out of the area?
That's not a problem at all. In fact, it's quite common here where we have such a large, transient, military population. We can initiate the deal by phone and e-mail, and later on we'll finish everything with electronic signatures online.
You may have an attorney on your end review the documents, if you like. You can receive any money owed to you either by a check from the closing agent or often wired electronically right into your account. We'll coordinate everything from this end and make it as simple as possible for you.
