FAQ's
How does the Easy Home Ownership Program work?
You make a down-payment before you move into the house, and you get credit for this when you later purchase the house.
Once you move in, you take care of the house like it is your own, while cleaning up your credit and saving any additional down-payment you may need.
As soon as you can qualify for a loan, the sale is completed and the deed is transferred to you.
Doesn't it cost more to buy a house instead of renting?
Actually, with such low interest rates available these days, your payment may very well be quite a bit less. And when you own your home, you can often take tax deductions for insurance payments and property taxes(Check with a tax professional). Also, when you decide to sell some day, you could get your payments back, or even make a profit. When does a landlord ever refund your rent when you move out?
How do you help Veterans?
We know how to handle long-distance transactions. If you have orders to move to this area, everything can be accomplished through e-mail, fax, and online. We'll do all we can to help you avoid needing to move twice - to temporary housing, and again to your new permanent home.
Renters: If one family member has an Active or Retired ID or an honorable DD214, you get a discounted rental rate. If you receive orders to a distant location, you are released from the lease without penalty.
Buyers: If we provide seller financing, you are offered a reduced interest rate.
How long will it take before I actually own the house?
If you have both good credit and a down-payment, you should be able to buy it right away.
If your credit is damaged, how soon you can become a home-owner depends on how long it takes to clean up your credit. We will help you get in touch with experts who can tell you just what you need to do, and about how long it should take to get to the point of qualifying for a home loan.
How much down-payment do I need?
That depends on a few of things, like what house you want, what monthly payments you can afford, and how quickly you want to move in. Each situation is different, so we work hard to find a solution that is good for everybody.
What if I haven't had my job very long?
As long as you have steady income, you should be OK - whether you want to buy or rent. This is one of the benefits of the Easy Home Ownership Program: you can be in your new home already while putting in your time on the job. When we have seller financing available, we look at the whole picture differently than a bank might.
Do you allow pets?
Most of the time, you may have family pets when you rent from us. The size and number of pets may be restricted, depending on different factors. Some dog breeds are prohibited by our insurance carrier. Each pet is accepted on an individual basis, and there are certain requirements such as being spayed/neutered, and immunized, etc.
